The fine print
Plain answers to the legal questions.
Short version: we sell property we own, you verify everything in the public record, and your own lawyer gets the last word. The longer version follows.
Prices and currency
Prices are shown in US dollars for convenience. The legal transaction happens in Colombian pesos at the notaría, at the exchange rate around the day of closing. Listed prices can change until a promesa de compraventa is signed.
The inventory
The inventory page reflects what we own and are selling as of August 2026. Under offer means a promesa is signed and the listing will likely close; it returns to available if it does not. If something is not listed, we do not have it.
Not legal, tax or investment advice
We are owners selling our own property. We are not your lawyers, accountants or advisors, and nothing on this site is legal, tax or investment advice. Retain an independent Colombian real estate lawyer before you sign anything; we will happily drive you to yours.
Verify everything
Every claim we make about a title can be checked in Colombia's public registry. Ask for the certificado de tradición y libertad on any listing and read it, or have your lawyer read it, before you send anyone a dollar. We provide it within 48 hours with an English summary.
Beachfront, and what can actually be owned
In Colombia the beach itself is not private property and cannot be sold by anyone. The zona de bajamar and the maritime-terrestrial zone are bienes de uso público: inalienable, imprescriptible, and administered by DIMAR. When we describe a lot as first line on the sand, we mean the titled land behind that public zone, not the sand.
This is normal, and it is the same for every seller on this coast. We say it because a buyer reading "beachfront" from Canada may reasonably picture something else. Ask your lawyer to show you on the certificado de tradición and the survey exactly where the private boundary runs, on any lot, ours included.
La Boquilla has an Afro-Colombian community council, and a collective land title granted to it in 2012 under Ley 70 de 1993 was later annulled on the ground that the law does not permit collective titling in urban areas; that decision is under challenge and the question is still live. Titled private lots exist here alongside that dispute. It is precisely the thing to have your own lawyer look at directly rather than take anyone's word for, ours included.
Figures that move
Visa thresholds, tax rates, closing costs and rental projections quoted anywhere on this site move with Colombian law and the peso. The investor visa threshold in particular is set in monthly minimum wages and is reset every January, so any dollar figure is an illustration and never a rule. Treat all of it as orientation, not promises. We confirm current numbers, in writing, before you commit to anything.
Your information
Messages you send us are used to answer you and for nothing else. No mailing lists, no resold contact details, no drip campaigns. Ask us to delete the conversation and we will.
Practically: what you write reaches our own inbox on our own server. Contact details and message contents are encrypted where they are stored. There is no analytics script, no advertising pixel and no third-party tracker anywhere on this site, which is why there is no cookie banner to dismiss.
This site
While the site is being prepared, listing photographs are licensed pictures of the neighbourhood, clearly captioned as stand-ins and credited on the credits page; they are replaced by photographs of the actual properties before anything is sold from this page. Neighbourhood descriptions are our opinion, formed by living here.
